During your initial potential home tour, there are many things you can look for beginning with the downloadable list below.
Realistically, not all of these things are "deal breakers", but they may indicate a need to for a closer look by a qualified professional.
We begin with that first tour, if the home feels suitable for your needs, then we work to place an offer.
Once you are under contract, you enter the inspection contingency period* during which, with good faith practices you can bring in qualified inspectors to help you take a deeper look into the home integrity and health of the environment.
*Good faith practices include hiring a qualified and certified/licensed inspector!
I suggest the following inspections on EVERY home you are considering buying:
General Inspection
Roof
Sewer / Septic
Fireplace
Mold
Radon
Pest
While I have a collection of incredibly qualified and trustworthy inspectors who I am happy to refer, it is up to you as a buyer to choose inspectors who you trust. You will work with them directly and their reporting will be provided to you for you to review and make decisions from.

The best way to know is to test.
There are many different ways to test, many different types and professionals who test. Because our awareness around mold in homes and it's impact on our health is just starting to gain interest in the public's eye, we have yet to see strong regulation and public education around it. Since it's generally unregulated, I suggest doing your due diligence, learn, be your own advocate and don't stop with a single test. This is a good place to start. Learn more through the link below.
